His body type and body form are way too light and horsey to be good for creating a shire. In order to make his offspring better for a chance to make a shire, you'll need to find the heaviest, thickest belgian you can find and then when you're choosing the forest for the other side of the recipe, you'll need to find the heaviest and thickest forest as well. His height seems fair for the mix however.

If you put her up for sale for 25000 minimum as a grinder, she should go pretty quickly. Any that I train and put up for sale for 25k usually go in a day or two. Advertising a grinder forum also helps. A lot of money can be made by training grinders and applying them for quick sale, especially when you can get grinder fodder for minimal monies in the market.
If she reaches 15 years, lower her price to 15k or 10k. Or, you can also put her in board for your own use when your own grinder goes. You will need a consistent line of grinders, we all do.
